Conventional Loans

Conventional loans are ideal for financing various property types, such as first homes, vacation homes, investment properties, single-family residences, and condos.

Unlike government-backed loans, they are not insured by federal programs like FHA or VA, offering flexible options for eligible borrowers.

These loans often feature competitive interest rates and reasonable terms but typically require good credit scores and stable financial history to qualify, making them a popular choice for diverse property needs.

Non QM Loans

Non-Qualified Mortgages (Non-QM) are home loans that do not meet the criteria set for Qualified Mortgages (QM). These loans provide flexible options for borrowers who may not fit standard lending guidelines, such as self-employed individuals or those with unique income situations. Despite not meeting QM standards, Non-QM loans are not necessarily riskier. They are often referred to as “out-of-the-box” loans because they cater to nontraditional borrowers, offering tailored solutions that traditional mortgages might not provide.

Foreign National Loans

Businesses can use commercial property to access financing and drive growth. They can take out loans to purchase real estate for offices, retail spaces, or warehouses. Refinancing existing property loans can help businesses obtain better terms, such as lower interest rates or longer repayment periods, reducing costs and improving cash flow. Additionally, businesses can borrow against the equity in properties they already own, using these funds to expand, upgrade equipment, or invest in new opportunities for future growth.

A foreign national loan helps non-U.S. citizens purchase investment property in the United States. Unlike standard loans like Fannie Mae or FHA, these loans have distinct criteria, often requiring proof of income, larger down payments, and tailored documentation to establish creditworthiness. Interest rates for foreign national loans are generally higher due to increased risk for lenders. This type of loan enables foreign investors to access U.S. real estate markets, diversify their portfolios, and achieve property ownership in a competitive market.
